In 2020, global investment dynamics changed with COVID-19 (work-from-home, travel behaviours) alongside increasing geopolitical conflicts (United States & China, Russia & Ukraine in 2022), resulting in trade restrictions & realignment of global supply-chain. China, being the largest engine of growth in the world & Asia, is undergoing economic restructuring. In 2021, China announced new goal to promote common prosperity for all, and cracking down on monopolistic behaviour of companies, legitimacy of capital flow, and tackling corruption including on offshore wealth. In 2023 with China reopening, an anticipated rebound & growth of China economy & property sector did not take place. Instead (in 2024), China property sector is currently facing high debt levels, growing uncompleted & unsold units, impacting many property companies & their stock prices, which ultimately affects the wealth of investors and general investors confidence. Globally, we are in a high interest rate (Fed 5.25% – 5.5% range) environment, lowering borrowing levels and causing investors to rethink about taking much higher risks to achieve returns of 7% to 12%.

Are they institutional investors, professional investors or UHNWs?
Gina: In the past 12 months, the Australian real estate market has seen mixed trends. High interest rates have increased borrowing costs, making it more difficult for buyers and investors to get involved in the market, and causing a few distressed assets to come onto the market as some property owners struggle with increased mortgage repayments. The market has also been affected by a reduced influx of Chinese investors due to China’s property crisis.

Gina: In the next 5 to 15 years, opportunities in the Australian real estate market are expected to include both capital appreciation and yield driven by the aforementioned population growth and supply deficiency.
Capital cities like Sydney, Melbourne, Brisbane and Perth remain attractive locations for investment due to their infrastructure development, strong economic fundamentals and population growth. Sydney’s pleasant climate, history and status is the preference of most international investors, however, there is definitely a huge inflow of investments going to Brisbane before the 2032 Olympics.

Gina: Australia has various laws & policies that attract global investors, including transparent legal systems and stable political environments. While the government periodically reviews foreign investment regulations to balance national interests, it continues to support foreign investments through incentives and streamlined processes for high-value investments.

On Australia Government tightening policies – In his budget reply speech, Peter Dutton (Leader of the Opposition of Australia) said he would put a 2-year ban on foreign investors and temporary residents purchasing homes in Australia if the Coalition won the next federal election, although he conceded later that the number of foreign buyers was small. He also vowed to slash permanent migration as part of a broader plan to ease a housing supply crunch that is pushing up prices and rents.
On Foreign investments – Australia government coffers are boosted by additional taxes applied to Foreign Investment Review Board-approved purchases, including an application fee. For a $5 million home, that fee would be AUD 338,400 which, along with a slew of other taxes (including a surcharge stamp duty), would add a further AUD 1.78 million to the sticker price.

Gina: I was born in China and did my tertiary studies in Japan, prior to migrating to Australia and continuing my education and professional pursuits here. Gina: We have a mix of clients from all over the world, I would say its about a 40% local (Australia) to a 60% global split, largely from the Southeast Asia region, and also from the Middle-East, Europe & the United States.

Gina: Our top performing fund is our Luxury Property Fund which supports our BFS projects (Build-for-Sale), and has achieved a 26% p.a. return on investment. Our worst performing return was 6% p.a as the project was impacted by government policy changes. However, since our inception, we have never lost any investor’s principal. The target return range of investments for equity investors is between 15-18% p.a. and for debt investors, it is between 9-12% p.a.
